Ask buyers where the energy is in Kansas City new construction right now, and two names come up again and again. Century Farms Overland Park sits at 167th Street and Quivira Road in the fast-growing southern edge of Johnson County, where former farmland has become some of the metro's most sought-after luxury ground. Winterset, its counterpart across the state line in Lee's Summit, is the established master-planned community that Missouri-side buyers have trusted for decades and where new homes are still going up.

Century Farms Overland Park: A Farming Legacy at 167th and Quivira

Century Farms is not a generic subdivision with a pastoral name slapped on it. The land was farmed by the Verhaeghe family beginning in 1919, and according to the community's website, the development was created by the family's heirs to honor that century-long legacy. That backstory shows up in the design language throughout the neighborhood, from the farmhouse-themed clubhouse to the community garden.

The community opened its first phase in 2019 and, per the developer, will total 220 homes at completion. It is now in Phase 5, the final phase, which includes a collection of cul-de-sac lots along with a limited number of oversized homesites. That matters for buyers: in a metro where south Overland Park land is increasingly spoken for, the window to build new in Century Farms is closing, and finished inventory tends to move through agent networks quickly. These are not national production builders stamping out the same elevation on repeat. The result is streetscapes with genuine variety: modern farmhouse, transitional, and contemporary designs sitting comfortably side by side.

At this price point, buyers should still shop builders the way they would shop resale homes. Walk finished product, not just renderings. Ask who supervises the build day to day, how change orders are priced, and what the warranty process actually looks like after closing. We have walked enough Johnson County new builds over the years to know where quality shows up and where corners get cut, and that diligence is worth as much on a new home as an inspection is on an older one.

Amenities and Blue Valley Schools

The amenity package is a major reason families choose Century Farms over building on a standalone lot elsewhere in south Overland Park. Per the community's site, residents get a resort-style pool, a farmhouse-inspired clubhouse with a fitness room and reading loft, two regulation pickleball courts, walking trails, a kids' play gym, an outdoor sports field, a firepit, and a neighborhood garden. Heritage Park, one of Johnson County's largest parks, is minutes away with its lake, dog park, disc golf, and equestrian trails.

Schools are the other pillar. Century Farms feeds Blue Valley Southwest High School through Aspen Grove Elementary and Aubry Bend Middle School, according to the community's website. For a large share of the buyers we represent, Blue Valley attendance is the non-negotiable that narrows the search to this pocket of the metro before anything else is discussed.

Winterset: The Established Master-Planned Community Across the State Line

Winterset sits in Lee's Summit, Missouri, and it takes a different approach to community building. Rather than one compact neighborhood, Winterset is a collection of connected villages, including Winterset Park, Winterset Valley, and Winterset Falls, built out over many years. The amenities reflect that scale: according to the community's website, residents enjoy more than 10 miles of walking trails through wooded terrain, three community pools (one with zero-depth entry, another with an extensive waterslide), lighted tennis courts, fishing lakes, multiple playgrounds and play fields, a community center, and a preserved natural area residents call the 100 Acre Wood.

New construction continues in the newer sections. In Winterset Falls, for example, builder Roeser Homes lists homes ranging from roughly $400,000 to $1.5 million, and builders such as Pfeifer Homes and TruMark Custom Homes have been active in Winterset Valley. That range is one of Winterset's quiet strengths: a family can start in the community and move up within it, something the tighter, higher-priced footprint of Century Farms does not really allow.

How Buyers Actually Choose Between Them

In our experience, the decision usually comes down to three things. First, schools and state line: buyers committed to the Blue Valley district land in Century Farms, while buyers anchored to the Missouri side, or to Lee's Summit's schools and lake lifestyle, choose Winterset. Second, stage of community: Century Farms offers the tight-knit feel of a single 220-home neighborhood in its final chapter, while Winterset offers mature trees, established amenities, and a broader price ladder. Third, commute: Century Farms buyers tend to work in Johnson County's corporate corridors, while Winterset draws heavily from employers on the east side of the metro and downtown.

One more thing worth saying, because we see it constantly: buying new construction does not mean skipping representation. Builder contracts favor builders, model homes are professionally merchandised to sell upgrades, and lot premiums are negotiable more often than buyers assume. Having an agent who has negotiated new builds on both sides of the state line costs you nothing as a buyer and routinely saves real money.
