Drive south on Metcalf past 179th Street and Johnson County changes character. Sidewalks give way to board fencing, cul-de-sacs give way to gravel drives, and the homes sit back from the road behind stands of oak and hickory. This is Stilwell, and for a certain kind of buyer, Stilwell KS real estate is the answer to a question the rest of the county can no longer solve: where can I get real land, a custom home, and top-ranked schools without leaving the metro?

Stilwell is unincorporated, which surprises people. There is no city hall, no municipal zoning code, and no HOA on many of its best parcels. What it does have is the Blue Valley school district, a straight shot up US-69 to everything Overland Park and Leawood offer, and a shrinking supply of acreage that developers are watching very closely.

I have helped clients buy and sell across every price point in south Johnson County, and Stilwell deals are their own animal. Wells and septic systems, land financing, horse setups, builder negotiations. Here is what you should know before you fall for that ten-acre listing.

Where Stilwell Sits, and Why the Map Matters

Stilwell occupies the far southeastern corner of Johnson County, roughly between 179th Street and the Miami County line, with Metcalf Avenue and US-69 running through its heart. Leawood and Overland Park border it to the north, which means the tradeoff is measured in minutes, not lifestyle. You can be at the shops and restaurants of southern Overland Park quickly, yet come home to a property where your nearest neighbor is a pasture away.

That geography is exactly why Stilwell KS real estate holds its value. The land here is the last of its kind inside the county line. As Overland Park's growth pushes south past 175th Street, the acreage between there and the county line is not being replenished. Every parcel that gets platted into a subdivision is one fewer estate property that will ever exist.

What Stilwell KS Real Estate Actually Costs

Stilwell is not a budget alternative to Leawood. It competes with it. According to Zillow, the typical home value in the Stilwell 66085 ZIP code was about $681,000 as of mid-2026, up 3.6% year over year, and the median sale price in late spring 2026 ran higher still, north of $780,000. Those figures reflect what Stilwell inventory actually is: large custom homes on large lots, with very little entry-level product pulling the average down.

The spread is wide, though. You will find established homes on a couple of acres in the mid six figures, and you will find gated estates, equestrian properties, and new custom builds well past the million-dollar mark. Raw land trades at a meaningful premium over comparable ground just south in Miami County, and the difference comes down to two words: Blue Valley.

Acreage and Estate Living: What You Can Do Here That You Cannot Do in a Subdivision

The real currency in Stilwell is not square footage. It is what the land lets you do. Because most of the area falls under Johnson County's rural residential and agricultural designations rather than city zoning, qualifying parcels allow things that would get you a violation letter anywhere else in the county.

Horses are the obvious one. Stilwell remains one of the few places in Johnson County where a legitimate horse property, with pasture, fencing, and outbuildings, is still attainable. Beyond that, think detached shops and barns, room for a pool and sport court without sacrificing the yard, long private drives, and mature timber that gives you privacy no landscaping budget can buy.

A word of caution from experience: not all acreage is equal. Deed restrictions on newer parcels sometimes limit livestock even where county rules allow it. Fencing condition, pond and water sources, and how much of the acreage is usable pasture versus dense timber all move value. This is where an agent who has walked these properties earns their keep.

Custom and New Construction in Stilwell

New construction in Stilwell rarely looks like new construction in Lenexa or Olathe. Instead of production builders releasing lots in phases, the typical path here is buying land and building custom, or purchasing in one of the small enclaves of estate lots that have been carved out specifically for luxury builds within Blue Valley boundaries.

That path comes with its own mechanics. Land purchases often require land financing followed by a construction-to-permanent loan, and lenders treat raw acreage differently than a finished home. Builders need to be vetted for experience with wells, septic systems, and larger site work. Timelines run longer. None of this is a reason to avoid building in Stilwell. It is a reason to have representation that has managed these projects before, negotiates the builder contract on your behalf, and knows which lots have already had perc tests and utility questions answered.

Blue Valley Schools Without the Subdivision

For most families, the deciding factor is simple: Stilwell addresses largely feed the Blue Valley school district, consistently ranked among the top districts in Kansas. Buyers who assumed they needed a Leawood or Overland Park address to access those schools are often surprised to learn they can have the same district and ten acres.

One practical note: attendance boundaries in south Blue Valley are specific to the address, not the town name. Depending on where a property sits, students may be assigned to different elementary, middle, and high schools. Verify boundaries for the exact parcel before you write an offer, not after. I do this for every Stilwell client as part of due diligence.

Stilwell vs. Leawood and Overland Park: Who Belongs Where

Having sold extensively in all three, here is my honest sorting.

Choose Leawood or Overland Park if you want walkability, association-maintained amenities, immediate proximity to Town Center or Prairiefire, and a lock-and-leave lifestyle. Those cities reward buyers who want polish and convenience within a five-minute radius.

Choose Stilwell if space itself is the amenity. Buyers who land here tend to be building a long-term family estate, keeping horses, running a business that needs a shop, or simply done with looking into a neighbor's kitchen window. They accept a slightly longer drive to dinner in exchange for evenings that feel like the country.

The buyers who struggle in Stilwell are the ones who did not think through maintenance. Ten acres means mowing, fence repair, and equipment. If that sounds like a burden rather than a Saturday well spent, a large lot in south Overland Park may serve you better.

Selling a Stilwell Property Takes a Different Playbook

Acreage listings fail for predictable reasons: poor photography that never shows the land, no drone work, interiors that feel dated against a million-dollar price tag, and marketing that never reaches the out-of-state and equestrian buyers most likely to pay a premium.
