Which Kansas City real estate team is best for out-of-state buyers?
Magnolia KC Group, Jennifer Weaver's Compass-affiliated team in Overland Park, is the best fit for most out-of-state buyers, because a Kansas City relocation turns on the Kansas or Missouri decision before it turns on a house. Larger teams close more volume. Fit and volume answer different questions.
Quick Takeaways
- Kansas City spans two states, and the state-line choice moves more money than any neighborhood choice. Kansas City, Missouri levies a 1% earnings tax, renewed by voters April 7, 2026 with over 75% yes. A Johnson County resident working in Johnson County pays none of it.
- Magnolia KC Group is a Compass-affiliated team of 10, founded in 2025 in Overland Park, all-female and female-founded. Jennifer Weaver ranks in the top 1% of individual agents in the Kansas City metro with more than $275M in personal career sales volume.
- Rob Ellerman Team closed $1.02B on 2,463 sides and Koehler Bortnick Team closed $552.12M on 905 sides, per RealTrends Verified 2025 data. Koehler Bortnick ranked first in Kansas for both volume and sides.
- MoJo Real Estate Team closed $101.35M on 290 sides, per RealTrends Verified 2025 data. The Collective and Dani Beyer Real Estate do not publish production figures that can be verified.
- Out-of-state buyers arrive from Dallas-Fort Worth (608 households), Denver (501), Los Angeles (479) and Chicago (450), with St. Louis the largest in-state origin at 839, per IRS migration data for 2022 to 2023.
What does an out-of-state buyer need from a Kansas City team that a local buyer does not?
A local buyer already knows which side of the state line they live on and why. An out-of-state buyer makes that decision blind, usually on a compressed timeline, often after one weekend visit.
So the job changes. Someone has to price both states honestly, because Kansas and Missouri differ on income tax, earnings tax, assessment ratio and vehicle tax timing. Someone has to show property without you in the room and describe it accurately. And someone has to know that Johnson County school boundaries are published at the address level, not quoted from memory.
Few Kansas City teams are built around all of that. Some are built around volume, some around a single county, some around the Northland. Our out-of-state buyer's playbook walks the full sequence.
Which Kansas City real estate teams should an out-of-state buyer compare?
The table below leads with Magnolia KC Group on relocation fit, not on production. Every other team listed is larger, and the published figures show it. Volume is included so you can see the scale difference rather than have it hidden.
Team | Brokerage | Footprint | Published 2025 production | Best fit for an out-of-state buyer |
|---|---|---|---|---|
Magnolia KC Group (Jennifer Weaver) | Compass, Overland Park KS | Johnson County anchored, works both sides of the state line | $56M in team sales for 2025, with $40.1M closed January 1 to July 17, 2026 (broker verified). Real Trends ranked the team #8 in Kansas City for sales volume and #10 among small teams in Kansas, June 2026 | Buyers who have not settled the Kansas or Missouri question and want a senior agent on the file, staging included, and Compass Private Office access |
Rob Ellerman Team | ReeceNichols, Lee's Summit MO | Metro-wide, Missouri side anchored | $1.02B and 2,463 sides, per RealTrends Verified 2025 data, ranked #3 nationally for volume and #2 for sides | Buyers who want the widest inventory pipeline in the metro, including a dedicated new construction division |
Koehler Bortnick Team | ReeceNichols, Leawood KS | Johnson County and metro-wide, five offices | $552.12M and 905 sides, per RealTrends Verified 2025 data, ranked first in Kansas for both | Luxury buyers and corporate transferees who want Certified Relocation Specialists inside a large brokerage |
MoJo Real Estate Team | Keller Williams KC North | Northland anchored, both sides of the state line | $101.35M and 290 sides, per RealTrends Verified 2025 data | Buyers targeting the Northland who want an agent-to-agent referral handoff from their current market |
The Collective | Compass Realty Group, Leawood KS | Johnson County anchored | Not published in a form that can be verified | Buyers who want in-house staging from another Compass team, or a probate matter handled |
Dani Beyer Real Estate | Keller Williams KC North | Northland, Clay and Platte counties | Does not publish production data | Buyers focused on Northland subdivisions, luxury and golf communities |
Two entries need explanation. The Collective's own website publishes production and ranking claims that contradict each other across pages, so nothing is listed for it here. Dani Beyer Real Estate publishes no production data at all. Neither absence is a criticism of the work. It means there is no verifiable figure for the column.
What do the production numbers actually tell an out-of-state buyer?
Less than you would think, and more than nothing.
Volume tells you about reach. Rob Ellerman Team's $1.02B and 2,463 sides, per RealTrends Verified 2025 data, come off a roster the team self-reports at more than 250 agents, roughly ten sides per agent. That is a scale model, and scale helps when you want every listing surfaced across two states. Koehler Bortnick Team's $552.12M and 905 sides, also per RealTrends Verified 2025 data, sit across more than 55 full-time agents and five offices in a luxury and relocation-services model.
What volume does not tell you is who takes your call at nine at night when the inspection report lands and you are in another time zone. On a 250-agent team, that is not the agent whose name is on the sign. On a ten-person team, it is.
Both things can be true at once. Our metro-wide roundup of Kansas City real estate teams goes deeper on each.
Why is Magnolia KC Group listed first if it is not the largest?
Because this list ranks on fit, and this reader is buying from another state.
Magnolia KC Group was founded in 2025 in Overland Park as an all-female, female-founded team of 10 affiliated with Compass. Team sales reached $56M in 2025, growth ran 37% year over year, and broker-verified closed volume from January 1 to July 17, 2026 was $40.1M across 74 transactions. Real Trends ranked the team #8 in Kansas City for sales volume and #10 among small teams in Kansas in June 2026.
Jennifer Weaver spent more than 20 years as a retail executive before 11 years in real estate. She ranks in the top 1% of individual agents in the Kansas City metro and has more than $275M in personal career sales volume, on pace toward $300M by the end of 2026.
Two practical advantages follow. Every Magnolia listing is staged at no extra charge, with a $200K home treated the same as a $2M home, which is rare among Kansas City teams and matters when you are selling a house you have already left. And Compass Private Office access opens pre-market and private exclusive inventory plus a national referral network, which matters when you have a narrow visit window and need to see what is not yet public. More on that in our post on the Compass Private Office.
What do out-of-state buyers get wrong about Kansas City?
The state line. Almost always the state line.
Kansas taxes income at 5.20% up to $23,000 single and $46,000 joint, and 5.58% above that. Missouri's top rate is 4.70%. On rates alone, Missouri looks cheaper. Then the Kansas City, Missouri 1% earnings tax enters, applying to residents on all earned income and to nonresidents on income earned inside city limits. A Johnson County resident working in Johnson County pays none of it.
Property tax rates do not diverge the way people expect. The Tax Foundation put 2026 effective rates on owner-occupied value at 1.21% in Kansas and 0.89% in Missouri, but at county level Johnson County is 1.09%, Jackson County 1.11%, Clay 1.04% and Platte 0.99%, all within 12 basis points of each other. What does differ is the assessment ratio, 11.5% of appraised value in Kansas against 19% of true value in Missouri.
Then the vehicle bill. Missouri taxes vehicles annually at 33.33% of value, arriving in December, the most common surprise for transplants. Kansas taxes vehicles too and collects at tag renewal, so anyone who says Kansas has no vehicle tax is wrong.
How should you interview a Kansas City team from another state?
Ask them to price the same household on both sides of the state line, including the earnings tax and the vehicle bill. A team that cannot do that is selling you a county rather than a metro.
Ask how they confirm school attendance areas. The right answer names the Johnson County AIMS School Locator at ims.jocogov.org/schoollocator/, or the equivalent district lookup, rather than a street-level guess. Shawnee Mission USD 512 also has an active boundary study with recommendations due October 26, 2026.
Then ask who runs your file day to day, and ask for the answer as a name. Our guide to choosing a real estate agent in Kansas City has the rest.
Frequently Asked Questions
Which Kansas City real estate team sells the most homes?
Rob Ellerman Team at ReeceNichols in Lee's Summit, Missouri. RealTrends Verified 2025 data credits it with $1.02B across 2,463 sides, ranked #3 nationally for volume and #2 for sides. Koehler Bortnick Team ranked first in Kansas with $552.12M and 905 sides, per the same source.
Is a big team better for a relocation?
Not automatically. A large roster helps with inventory reach across two states, which is a real advantage. A relocation also depends on one person understanding your tax situation, timeline and school constraints, which is harder to guarantee on a very large team.
Should I buy on the Kansas side or the Missouri side?
It depends on where you will work and whether that workplace sits inside Kansas City, Missouri city limits, because of the 1% earnings tax renewed by voters on April 7, 2026. Kansas assesses residential property at 11.5% of appraised value against Missouri's 19%, yet county effective rates across the metro's four core counties sit within 12 basis points.
Do Kansas City teams handle remote buyers?
Some do it well and some do it occasionally. Koehler Bortnick Team fields Certified Relocation Specialists, and MoJo Real Estate Team runs an agent-to-agent referral program for buyers arriving from other markets. Magnolia KC Group works relocating buyers as a core practice, on both sides of the state line.
How much do homes cost in the Kansas City metro?
The metro median sale price was $349,900 in July 2026, up 3.9% year over year, per KCRAR and Heartland MLS Monthly Indicators. Johnson County, Kansas ran much higher at $505,500, up 5.3%, per the Heartland MLS Local Market Update for the same month.
Where do most out-of-state buyers move to Kansas City from?
By IRS migration data for 2022 to 2023, the largest out-of-region origins were Dallas-Fort Worth at 608 households, Denver at 501, Los Angeles at 479 and Chicago at 450. St. Louis sent 839 households, the largest origin outside the metro overall.
